As the end of a lease term approaches, it is helpful for the landlord and the tenant to understand whether the lease is going to be extended. This document will produce a letter for you to inform your tenant that you want to renew the lease. We recommend sending the letter as far in advance of the lease termination as possible (preferably at least 30 days, but some states have minimum notice requirements). You should also review the lease to see if there are any notice requirements.

There are options for you to specify:

  • How long you wish to extend the lease, or to leave this out of the letter for negotiation with the tenant
  • Whether you want to include the amount of rent should the tenant agree to extend the lease
  • Whether you are open to the tenant staying on a month-to-month basis if they do not wish to extend the lease and the month-to-month rent
