Allowing pets in a rental property can be a great way to attract potential tenants, but adds inherent risk. Landlords and property managers must decide which types of pets to allow and plan to protect themselves and their property from potential damage or liability. A pet application is the best way to screen and collect information on potential pets.

This pet application will ask for basic information, like name, type of animal, and if it's been spayed or neutered, as well as more detailed information such as if the pet has bitten or injured someone in the past and if the tenant's renters insurance covers pet liability. The form has space to include up to 3 different pets. It also includes valuable information about the tenant's responsibilities, such as making sure pets are properly licensed.

Note that if a pet is a service or emotional support animal, the tenant is entitled to reasonable accommodations for the pet and afforded certain additional rights. If you want to impose any restrictions on those types of pets, you should review the special protections those pets are entitled to under the law.
