When a landlord and tenant agree to terminate a written rental agreement before the agreement's end date, they need to sign a lease termination agreement.

This simple but important document includes the name and date of the original agreement, the new termination date, and both the landlord and tenant's information. It's formatted for use with commercial properties, or with residential properties that have up to 6 individual tenants.

Use this agreement for mutually agreed upon terminations. You shouldn't use this if you are evicting the tenant. For evictions, we recommend you contact an attorney.
