When a tenant does not comply with the terms of the lease agreement, the landlord has the right to evict or remove him from the premises. Generally, the only legal basis for an eviction is:

  • failure to pay the rent
  • defaulting or breaking a lease provision
  • refusing to move out when the lease ends

An evicted tenant is a tenant who has been physically removed from the property. The tenant's property is also removed along with any other occupants (and their property) living on the premises. Once he has been evicted, the tenant is under no obligation to continue to pay rent.
